A price range is often more credible than one exact number. The market value of a property is not fixed to the nearest euro. It depends on buyer demand, property presentation, negotiation and changes in competing supply.
When presenting the Estima range, explain three possible positions:
Competitive price
A price near the lower part of the range may generate more interest and increase the likelihood of receiving several enquiries or offers.
Balanced market price
A price near the centre of the range represents a reasonable balance between attracting demand and protecting the owner’s value.
Aspirational price
A price near or above the upper end of the range may still be tested, but the owner should understand the possibility of a longer selling period and future price reductions.
The agent should recommend a strategy, not just present a number.
